Subdivisions
We offer services from conception to completion including subdivision design & layouts, preparation of subdivision consent applications, coordination of consultants, representation and mediation with Council, preparation of Land Transfer Survey Plans and 224c Completion Certificate applications.
Resource Consent Applications
A Resource Consent may be required to facilitate an activity such as building, subdivision, or commercial activities. We can carry out an assessment to determine the extent of compliance with local and regional authorities, and then prepare the relevant consent applications.
Papakainga
The district plan provides for development of Maori Land under the Papakainga rule and the Integrated Development rule. Initially we undertake a feasibility study and then prepare an overall Development Plan for future generations.
Topographical Surveys
Contours and site features can be surveyed with state of the art GPS systems. The coordinates are then placed into a computer to generate electronic plans which are prepared to assist with design and Council approvals.
Boundary Relocation
CTC Survey can replace missing boundary pegs and calculate intermediate line pegs.
Sale & Purchase agreements can be subject to boundary redefinition. Physical features such as fences and hedges can often be misleading as to the actual position of a boundary.
Construction Setout
CTC Survey can be engaged to setout the buildings, services, roading and earthworks for a construction project.
We can identify the engineering surveying requirements for a project and use the latest technology to control the transfer of design to construction.
As-built Surveys
A seamless transition from a built environment to Council GIS records can prevent delays with the issue of Certificate of Practical Completion for contracts and 224c Certificates for subdivisions.
Earthworks Volumes

We can assess the survey requirements for an earthworks project and provide volume calculations. Our 12d survey software can illustrate colour coded depths of cut or fill and calculate stockpile volumes quickly.
Maori Land Surveys
Maori Land can require surveys and plan preparation for occupation orders, partitions or roadways. We work directly with the Maori Land Court and Maori Land Court Judge to facilitate special or delicate projects.
